It's also important to be available to allow Michelle or another Washington DC Realtor the access to show your home. Michelle will co-ordinate with you and any interested agents and Washington DC home buyers to assure your home is available to view. Typically, Michelle is present when another realtor is showing your property, and is able to answer any questions or to pick up on any "buying or purchasing signals" from the prospective client and his realtor.
Try not to be at home during the showing. Homebuyers will feel like intruders if you are home while they visit, and they might not be as receptive toward viewing your home.
Do turn on all the lights - inside and out - day or night.
Do control your pets. Tell Michelle if you have pets, and discuss where you'll be keeping them during your home showing. If you can, take your pets with you. If you can't take them with you, pen dogs in the backyard, or keep cats in a specific room while your house is being shown and put a little sign on the door.
Do take out the kitchen trash. Make sure you empty your trash can before someone comes to look at your home - even if your trash can is hidden away under your sink or in a closet or pantry.
Do keep the house tidy. Make beds, pick up papers, and do dishes, daily. Vacuum and dust frequently, and contain clutter. Remember, you don't want your house to look "lived in."
Do focus on curb appeal. Pick up items in the yard, and keep the grass and shrubs trimmed, put in some seasonal flowers. Make sure that outside lights and other fixtures work.
